Agave Holdings LLC, marking its growth with the second downtown Chicago building acquisition, aimed to revitalize the office highrise at 225 W. Washington. This 1987 landmark lacked modern amenities, crucial for drawing tenants and enhancing market appeal. Together with J.C. Anderson, they embarked on creating a space that marries high-end form with functionality.

BAR, LOUNGE & GAMING AREA
The project featured shimmer screen ceilings, a chic bar, lounge, and gaming area, plus a monumental stairway to a conference overlook. A lower-level golf simulator and lobby modernization with sleek reception and lighting elements further distinguished the space. Designed for the building’s tenants, these enhancements offer a blend of leisure, meeting, and entertainment options previously unavailable, elevating the daily experience of work and collaboration.

The project’s complexity, from integrating the largest shimmer screen installation to finalizing the design of a notable stairway, emphasized the importance of teamwork and ingenuity.
