J.C. Anderson has completed a 33,000-square-foot office renovation for a Fortune 500 Financial Institution at 227 W. Monroe in downtown Chicago. The project delivered a sophisticated, high-performance workplace across one and a half floors while maintaining an aggressive construction schedule and coordinating several complex infrastructure upgrades throughout the building.
Designed by Perkins Eastman, the renovation included the construction of two MDF rooms with firm turnover deadlines, high-end millwork installations, custom ceilings, and specialized lighting throughout the client center. Extensive MEP coordination was also required to maximize ceiling heights and support the project’s technical infrastructure needs.
In addition to the office buildout, J.C. Anderson concurrently completed new corridor and restroom improvements for the building’s 25th floor while managing a fast-paced construction schedule across multiple active scopes.
A major component of the project involved the installation of a new lower-level generator system and the associated building infrastructure upgrades. The work included new shaft piping extending from the parking garage to levels 24 and 25, removal of existing piping from the 34th floor to the lower level, and the addition of new exhaust piping connecting the generator to the building exterior. The team also coordinated closely with the Client’s vendors to maintain project momentum and meet critical milestones.
One of the project’s greatest challenges was managing evolving scope changes related to the lower-level generator installation while continuing progress on the office buildout floors and maintaining the overall schedule. Through proactive coordination and detailed planning, J.C. Anderson successfully delivered the project on time.
J.C. Anderson served as general contractor for the project with Matt Kantro as Project Executive, Cameron Helfogt as Project Manager and Mike Diduch as Superintendent. Project management was provided by Turner & Townsend and property management by Tishman Speyer.
